Zoning Board of Adjustment Meeting
Tuesday, October 27, 2015
6:00 P.M.

Call to Order/Roll Call: Meeting called to order at 6:04 p.m. by Chair and roll call.
Review Agenda: Reviewed agenda.
Approval of Minutes of September 29, 2015:
Motion by Jeff and second by Donna to approve minutes of September 29, 2015. All in favor. So approved.
New Business:
Permit Application 26-15-ZBA Applicants: Cheri L’Esperance & Heather Shouldice, Landowners: same for property on 83 Sandy Point Lane, Parcel # 202153 Zoning District L1.
Chair read the warning and explained procedures. There were no conflicts of interest on the Board.
There were no interested parties present. There were letters to be read.
There was a letter from Brad Cushing indicating no objection to the waiver. There was a letter of apology from the applicants for not being able to attend due to a conflict. They informed the Board that they had contacted the Zoning Administrator and requested their written remarks be submitted as support to their request for permit. They indicated they had contacted both abutting neighbors and they support their request.
The application was for a waiver for a 10x14 accessory building because it cannot meet the 25’ setback for rear and one side due to the topography which prevents another siting.
The Board reviewed the application and map provided. The Board reviewed the application and had some questions. The Board wondered if all abutting owners were notified. There were only two listed and notified. There was question whether the people across the dirt road should have been noticed since Sandy Point Lane is a private road. There was also question how close the accessory building will be to the property line or private road.
The secretary will call applicants to advise of the questions and concerns due to the fact that applicants and Zoning Administrator were not present to answer them. The next meeting date is November 10th.
Motion by Jeff and second by Donna to recess the hearing until November 10th in order to gather further evidence and would be helpful to have at least one of applicants present. All in favor. So approved.
Old Business:
The secretary provided the Board with the October 26, 2015 memo from Zoning Administrator. The Board reviewed the memo.
The secretary could not find the Counter file under the new filing system by parcel number instead of the applicant’s name. Sandy will email the minutes of that meeting to the Board.
Peter provided written answers on the memo to ZA’s questions. Memo returned to ZA’s mail bin.
Public Comment: None
Motion by Jeff and second by Donna to adjourn ZBA meeting at 6:58 p.m. All in favor. So approved.
