 Zoning Board of Adjustment Minutes

Members Present:  Peter Fjeld, Chair, Donna Swinington, Jeff McDonough

Call to Order/Roll Call:  Meeting called to order at 6:00 p.m. by Chair and roll call. 

 

Review Agenda:   Revised agenda.

 

Permit Application 11-11-ZBA Applicant Mark Bromley, Architect & Agent for Landowners Jeffrey Brown & Kate Hays, 368 Indian Trail, Leicester, Vermont Parcel # 202128, Zoning District L1, setback waiver.

 

Introductions were made.

 

Chair read the public warning and the meeting process that would be conducted.

 

Chair swore in parties that would be giving testimony.

 

No letters from interested parties.  Mary Bugnacki was the only adjoining property owner in attendance.

 

Mark Bromley presented his proposal and application.  Mark explained the proposed site plan schematic. 

 

Currently one story and proposal is a story and a half.  The existing footprint is 992 and goes up to 1150.  There is no net change in the number of bedrooms.  The height is no higher than the existing.  Materials will be similar to what’s there.  Metal roof.  Removing the existing rear ell and replacing with proposed addition which does not decrease existing front, rear or side yard setbacks.

 

Plans to move existing drive onto their property and come in from the south.  They want to get the drive on their property.

 

 

This would have a full basement, but not a habitable space.

 

Mary Bugnacki thought the plans looked very nice. 

 

Mark mentioned that Kate Briggs has been very helpful.

 

Recessed at 6:20 p.m. to go into deliberative session.

Statement of Findings:  Permit Approved

 

Conditions for Approval:   None

 

Full findings and decision will be signed at a later date.

 

Approve Minutes of March 29, 2011:

 

Motion by Jeff to approve minutes of March 29, 2011.  Second by Donna.  All in favor.  So approved.
